Alpha Foundations Case Studies: South Georgia Private Residence - Valdosta, GA

The homeowners of this 4,000 square foot off grade house called Alpha Foundation Specialists after they began having trouble opening interior doors and noticed vertical cracks in the sheet rock. Upon investigation, the system design specialist noted mold and excessive moisture in the crawl space. Additionally, sagging floors were attributed to long spans between the piers and main girders.

At the time of the appointment, the homeowners were in the middle of other renovations, so they chose to move forward with the work prior to completing any changes to the interior of the structure.


Smart Jacks were chosen to lift the sagging floors and support the beams that were sagging. Alpha Foundations installed fifteen (15) Smart Jacks along the support beams that were experiencing the least amount of support. Each Smart Jack can support up to 18,000 pounds. Smart Jacks use a 2.88 inch steel tube fitted with ah 6 inch by 6 inch bearing plate that sits atop a threaded rod which is manually advanced to cause the place to rest on the beam and, ultimately, lift the floor. The Smart Jack is founded on an 8 cubic foot engineered fill base which disperses the load through the fill and not in the surrounding soils.

The home’s crawl space was also found to have high moisture content in the soils and air. This led to mold and other wood destroying organisms to grow on the organic materials within the crawl space. In order to remediate the mold growth problem, the moisture problem needed to be addressed. A CleanSpace Crawl Space Encapsulation System was chosen.

Prior to the installation, the crawl space was cleaned by soda blasting the mold that had already grown on the organic materials. Soda blasting punctures the tough outer shell of the organisms and permanently kills them.

Once the space was cleaned, approximately 4,000 square feet of CleanSpace was installed on the floors, walls and support columns in the crawl space. A sump pump, dehumidifier and new crawl space door were added to the system to ensure the space was sealed completely from the earth and to create a conditioned space. All components of this project were installed in five days.
